Can I Use The Subject-To Strategy Going Through a Realtor?
It is possible to use a realtor when you’re using the Subject-To strategy, but I don’t recommend it. The majority of my students bypass a realtor and market right to the seller selling FSBO. The reason for this is mainly because you’re buying the home with creative financing. The realtor is under fiduciary responsibility, which means they are obliged to do what they think is best for the seller. Unfortunately, they might not think Subject-To deals are in the seller’s best interest and could sway them away from your interest.
All my trainings teach to steer clear from using a realtor to go look at homes. This doesn’t mean you can never approach the seller of a home that has a home listed on the market either by mail or phone call, but there are some do’s and don’ts that we get into in our live four-day training events and courses.
Why You Don’t Need A Realtor
If you’re a seasoned investor that keeps track of what the market is doing, and you’ve got a knack for negotiation and sales, then wholesaling real estate may be right up your alley. This entails you, as a real estate investing expert, doing the research to find great investment deals and then bringing these deals to potential investors.
Tweak Your Marketing Plan
If you’re not getting the leads you’d like, then maybe it’s time to tweak your marketing strategy or work on your presentation skills. If you’re getting the calls, but not getting solid leads, there may be something that needs to be adjusted just a bit to get those leads you’re after.
