Do You Need a Real Estate License Before Obtaining an LLC Business License?
You might be thinking before you become a real estate investor, you’ll need a real estate license. However, this is not the case and in fact, it’s actually more beneficial for you that you don’t have one.
A real estate license is not needed in order to do this business or to obtain an LLC business license because you’re not acting in the benefit of another 3rd party. When you follow Marko’s strategies you are always a “principal” in the transaction. You are either a buyer, a seller, or in the case of a lease-option, a tenant.
It is important to note that Marko has done hundreds of deals without a license, and it is all 100% legal. None of our top coaches or students have licenses either. Furthermore, becoming a realtor just so you
can do these kinds of creative real estate deals is not recommended. Why? Because when you become a realtor, you are now held to a higher standard and have to follow rules in order to keep your license. You could have a lot more liability in a transaction if you do not disclose properly.
In addition to those complications, if you get a real estate license you will suddenly
have the Department of Real Estate (and a broker) looking over your shoulder, trying to tell you what you can and cannot do. You can avoid all those hassles by simply not getting a license. You’ll do just fine without it. In the end, what you’ll want to be is a real estate investor with immense value. So remember what type of person you want to become and take on challenges each day to get you closer to that vision.
What if you Already Have a Real Estate License?
Now, if you’re already a licensed real estate agent, can you still do this business? Certainly. That’s not a problem at all. We have plenty of successful students who have licenses. Just be aware that you will need to disclose that fact when you enter into a deal and maybe on your marketing as well.
