Setting the Foundation To Launch a Successful REI business

Having a sound foundation for your real estate investing business will help you grow your profit quickly and effectively. To lay this foundation, you need to know what to look for, how to find it and how to get and keep the motivation to succeed.

Learn What Types Of Buyers To Look For

Motivated buyers, buyers who are close to foreclosure, or may be facing something like death or divorce, often need to sell quickly. They don’t have time to find a real estate agent, fix up their property, hold open houses and on top of that take 30 or more days to close. Finding these buyers, you will be able to employ quick close strategies that will help them out of a tough situation and bring profits into your bank account quickly.

Learn The Right Strategies

When you find motivated buyers, you need to know what types of exit strategies to use that will help them solve their problem. One of these strategies is a subject-to deal, where you can own a house without using your own cash by using the mortgage already in place on the property. Wholesaling is another lucrative method. It entails entering a deal with the seller where you have a contract on the property that says that you can, in turn, sell your position in the contract. This means little to no risk for you because the contract is only complete if you can find a seller to buy into the contract.

Marketing doesn’t have to take a lot of time and money, but you must have a marketing strategy as a part of your strategy in order to find motivated buyers. This strategy can range from mailing postcards or letters, using bandit signs around town or using online marketing tools. 

Distressed Properties

There is a big difference between distressed ownership and structurally distressed. Knowing the difference can bring you a lot of money. I do not recommend fixing and flipping, which is what you would do with a structurally distressed property. They can be expensive to repair and take a long time to sell. Instead, you need to find properties with distressed owners. Maybe they are facing foreclosure. No matter the reason, a distressed seller will need to sell quickly and would benefit from the quick close you will be able to offer.

Cash Is King. But What if You Don’t Have It?

Learning to invest in houses without using your own money or taking out a bank loan offers low risk investing that can bring massive payouts. You may think you need a real estate background to make something like this happen. Not true! Anyone willing to commit the time to learn the strategies I teach can be successful.
