Tips For Getting Leads When Your Marketing Budget Is Low
Marketing is important when you own a business and real estate investing is no exception. However, I understand that marketing budgets can vary for each person based on various circumstances.
Let’s say you’re just starting out and your marketing budget is low. Or you’ve hit a spot in life where your funds are limited for the moment. What’s the best way to get leads when your funds are on the lower end?
Spend More Time On The Phone
I’d say when this is your circumstance, one thing you can do is spend more time on the phone calling ads. There are many places you can find homes for sale, such as Craigslist, Zillow, FSBO sites, and driving through your local area looking for the For-Sale signs. You get them on the phone and start a conversation with them to see what their situation is.
This way, you’re still actively seeking leads, even though you may not be sending any marketing materials out due to a low marketing budget.
Check Your Local Newspaper
You can also grab a newspaper and call the ads there in the classifieds. Some people have luck calling the “For Rent” ads too, because some landlords don’t necessarily want to be landlords. They wanted to sell their home, but couldn’t. So, they decided to rent it out for a while. It doesn’t hurt to call and find out if they’re interested in selling or give them your information just in case they want to sell in the future.
Get Some Bandit Signs
Check into putting bandit signs in the community too. You may have seen bandit signs before. They might say something like, “We pay cash for homes”. These are not that expensive, so get some and put them in your community. Just be careful because some cities don’t allow these types of signs, yet not every city really puts a lot of effort into regulating this.
Business Cards
You could hand out business cards to everyone you know and leave them in businesses. You’d be surprised at how many people will grab your business card, hang onto it, and give you a call down the road when they’re ready to sell their home.
Put A Sign On Your Vehicle
You could also put a magnetic sign on your vehicle letting everyone know about your business. Auto advertising can certainly get some leads.
So, as you can see, if your budget is limited, there are still some ways you can effectively market your services. As your budget increases, put some toward mailings and you’ll have a well-rounded marketing plan. There are marketing ideas for every budget. The key is to get started and be consistent with it.
