Who Should Be On Your Real Estate Dream Team?

As a real estate investor, you want to build an amazing real estate dream team. After all, if you look at all the excellent leaders out there, you’ll see that they have excellent team members surrounding them. They’re not doing all the work themselves. Rather, they’re doing what they’re good at and handing off the rest to their dream team.

While you’re busy going after motivated sellers, leave some of the rest of your tasks to specialists – or those who have the expertise that you don’t.

Teammates for Your Real Estate Investing Dream Team

A Realtor – While you’re not going to rely on a realtor to show you houses to invest in, you should have a realtor on your team. Why? There may be situations that you can both help each other in.

For example, your realtor may have a listing expire and think that they’d be interested in your services.  You may desire some comps and your realtor is cool with pulling them for you. Or, they may come into contact with a motivated seller who needs to sell ASAP and is determined to sell it FSBO.  At the same time, you may be able to give your realtor some business down the road. Having that connection can be a win-win situation for both of you.

A Home Inspector – You’ll need a reputable home inspector sometimes. Find one that you resonate with and that comes with a stellar reputation.

Who Should Be On Your Real Estate Dream Team?

Contractors – Some of your properties may need some repairs or renovations.  Now, chances are you’re not looking to get into a lot of renovation, but still, having a reputable supply of contractors comes in handy.  You may need an HVAC person, a skilled painter, plumber, and that person that is kind of a jack-of-all trades.

An Appraiser – You may not use an appraiser often, but it’ll be nice to have one on your team in case you decide to use them.

A Title Company – Not all title companies are going to want to work with “Subject-To” deals.  Be sure that you find one that is familiar with them and actually likes to do them. Also, be sure they are licensed and come with a fine reputation.

An Attorney – It’s a great idea to have an attorney to go to in case you have need down the road, or if you just have questions.

An Insurance Agent – You’ll need an insurance agent that is familiar with investment properties.

An Accountant – Having a good accountant will assure that you get all the tax breaks you deserve as a real estate investor.

Think “Teamwork”

Having a team with a common goal matters.  When you put together a reputable team, you’ll get favorable results. If one of your team members doesn’t fit your mold, don’t take it personally. Just keep looking for one that does. They’re out there; it just takes some time and effort into finding them.

As you build your business, build a solid team that will help you succeed as a real estate investor. It’ll be worth the effort.
